Access starts with relationships
Explore select luxury residential developments through our relationships with developers, global talent, and private capital partners.
We start with the developer
Not the listing
Some of the most interesting real estate opportunities begin through relationships established before a development reaches the broader market.
Onyx Reserve works directly with select developers to evaluate opportunities involving negotiated pricing, capital requirements, and participation structures.
We look beyond the renderings to understand the developer, the market, the economics, and the terms of each transaction.
The relationship opens the door. The structure determines the opportunity.
The details make the difference
Developer relationships
We build relationships with developers to evaluate opportunities at different stages of the development process.
Negotiated terms
Depending on the project, we may negotiate purchase pricing, deposit requirements, contractual provisions, and participation economics.
Global talent
Our athlete and talent relationships may support project marketing, promotional partnerships, and introductions to relevant audiences.
Structured participation
We evaluate how capital is deployed, how the transaction is structured, and how participating parties share in the economics.

Every project has a story
We study the numbers
Before considering a transaction, we evaluate the fundamentals of the development, beginning with the experience and track record of the developer, the property's location, and comparable market pricing.
We review the proposed capital requirements, contractual obligations, transaction structure, and potential exit scenarios to understand how the opportunity is expected to perform under different market conditions.
Our evaluation also considers development timelines, liquidity constraints, construction and market risks, and the potential for loss of capital.
Every opportunity is different, and our objective is to understand both the potential advantages and the risks before deciding whether to participate.
Here's an example of a deal we've done. Most of our deals follow a similar thesis.
Private opportunities deserve personal conversations
We begin by understanding an investor's experience, objectives, and eligibility.
Where appropriate, qualified investors may be introduced to available opportunities through the applicable offering process.
Every investment has its own terms, risks, fees, and documentation. An introduction does not constitute an offer or commitment.
